Where we administer blocks
All of Malta. We take on residential blocks in any town in Malta. Blocks we already administer include blocks in Mellieħa, Kirkop, San Ġwann, Żejtun and Birżebbuġa. We do not administer blocks in Gozo.
Do you administer condominiums in my town?
Yes. Solea Condominium Management covers residential blocks in every town in Malta. Blocks we already administer include blocks in Mellieħa, Kirkop, San Ġwann, Żejtun and Birżebbuġa. Tell us the town and address of your block so we can understand its size, current arrangements and what the owners need. A small established block and a new development may need different set-up work, even though our standard administration process is the same across the island. We do not administer blocks in Gozo.
Is the administration fee the same wherever the block is?
Yes. For a standard block in Malta, our administration fee is €120 plus VAT per apartment per year. That is the annual expression of €10 plus VAT per apartment per month, not an additional charge. An owner with several apartments pays the administration fee for each apartment. Common expenses such as utilities, insurance, lift maintenance and agreed cleaning are separate. Can you take over from another condominium administrator?
Yes. Owners can choose a new administrator through the applicable meeting and appointment process. Solea prepares the documents and handles the handover. Tell us who currently administers the block, what records are available and which issues need attention. We can then explain the steps, the documents to be signed and how the block's funds and records are to be handed over. Owners should see the administration fee and separate common expenses clearly before deciding.
Do you administer new blocks handed over by a developer?
Yes. Solea can administer a new residential block as it passes from the developer to its owners. We prepare the documents for the owners' decisions and handle the set-up, including registering the condominium and the administrator's appointment at the Land Registry and the ARMS application for common-area utilities where applicable. Tell us when units are being handed over and what common services are already in place. We can then identify the records and first decisions the block needs.
How quickly do you respond to owners?
We reply to owners on the same day through WhatsApp and email, in English or Maltese. Each block has a dedicated WhatsApp group, so owners can raise common-area issues and receive updates in one place. We also provide clear statements showing what has been collected and spent. Some repairs or decisions take longer than an initial reply because they depend on inspection, a supplier or owner approval. We explain the next step rather than treating a same-day reply as a promise that the work is already complete.
Do you use your own cleaning and maintenance teams?
Yes. Solea has in-house cleaning, maintenance and works crews for the common parts of the blocks we administer. Cleaning is a separate common expense when the owners agree to it; it is not included automatically in the administration fee. We organise routine work and keep owners informed about what is needed and what it will cost. If specialist work or an outside supplier is required, the associated cost is shown separately.
