How much does each owner pay Solea for condominium administration in Malta?

For a standard block, the first-year administration fee is €120 plus VAT per apartment, per year. That is the same as €10 plus VAT per apartment, per month, expressed annually; it is not a second charge. An owner with more than one apartment in the block pays the fee for each apartment. Some larger or more complex developments are quoted individually. Your written quote and management agreement set out the fee for your block.

What does the condominium administration fee cover?

It pays Solea to run the block: communicating with owners, keeping the records and accounts, preparing payment requests, organising meetings, and coordinating suppliers and maintenance. The fee covers arranging and managing those services; the electricity, insurance, cleaning, lift servicing and repair bills themselves are separate block costs.

Are common expenses included in the €120 administration fee?

No. Common expenses are the costs of running and maintaining the shared parts of your block. They may include common-area electricity and water, block insurance, lift servicing where there is a lift, cleaning, repairs and other agreed work. Owners contribute to those costs separately from Solea's administration fee. We show the expected costs for your particular block in its quote and accounts.

How much will an owner pay in common expenses?

There is no single amount for every block. The cost depends on your building, the services it needs and the expenses it actually incurs. Your quote shows the proposed budget; the share payable by each apartment follows the arrangements for that block. We keep records so owners can see what has been collected and spent.

Does the administration fee change after the first year?

The administration fee is reviewed every two years. A review does not automatically mean the fee will increase. The fee and any agreed change are set out in your block's written agreement.

Are there separate Land Registry and ARMS application charges?

Where applicable, the Land Registry application charge is €25 excluding VAT and the ARMS application charge is €25 excluding VAT. These are separate one-off charges. We show the charges that apply to your block in its written quote.
